About / Our Approach
Our Approach
At Hanson Capital, investment success is the product of focus, hard work and exceptional execution. Our approach is built on five key pillars.
The Five Pillars
The same five principles have guided every Hanson investment since 2008.
Vigorous Deal Sourcing
Our extensive network provides unparalleled visibility into markets and assets, assuring strong deal flow and allowing us to detect and act on emerging trends that others may miss.
Razor-Sharp Underwriting
Always a Hanson superpower, we’ve continually refined our deal underwriting since 2008 to optimize returns while managing risk.
Hands-On Asset Management
From acquisition to exit, we actively manage our investments to maximize value and performance.
Innovative Strategies
We’re constantly searching for novel approaches in familiar asset classes, defining trends rather than following them.
Transparent Partnership
We believe in full alignment with our investors, co-investing in every deal and maintaining open, honest communication throughout.
How a Deal Moves Through Hanson
Each pillar maps to a stage of the investment. Here’s what happens from first look to final sale.
- Step 1
Source
Our acquisitions team works its network to find properties before they’re widely marketed, with a focus on industrial assets where supply and demand are out of balance.
- Step 2
Underwrite
Every deal is tested against conservative assumptions on rents, vacancy, exit pricing and timing. Most deals we look at don’t make it past this step.
- Step 3
Acquire and Finance
We close with the support of our own licensed lending platform and co-invest our own capital alongside investors.
- Step 4
Manage
Our in-house asset and property management teams handle leasing, capital improvements and tenant relationships to grow income and value.
- Step 5
Exit
We plan the exit from day one and sell when the business plan is complete and the market supports it.
Where We Invest
Our focus has moved from residential and multifamily to commercial and industrial real estate, where we see the clearest gaps between what a property earns today and what it could earn.
- Small bay and shallow bay industrial
- Industrial outdoor storage
- Multi-tenant and single-tenant industrial
- Arizona, Southern California, Texas and other Southwest markets
Alignment, Not Just Access
We co-invest in every deal. When an investment does well, we do well. When it doesn’t, we feel it too.
That alignment is why we underwrite conservatively and why we keep investors informed through every stage of the hold, from acquisition updates to the final distribution.
Investors receive quarterly updates on every investment they hold with us.
