Values You Can See in the Work
Our Industrial Fund I portfolio is the clearest example. Between January 2020 and December 2021, we bought eight industrial outdoor storage properties in infill Phoenix submarkets. We stuck to one asset type in one market the whole time, because focus is where our edge comes from.
Our own team ran every property. We set aside dedicated reserves for each asset and phased the improvements, so each round of capital had to earn its keep before the next one went in. Acquisitions, asset management and property management all worked from the same plan.
In December 2025 and February 2026, a buyer backed by J.P. Morgan bought all eight properties in two closings. Their diligence team went through every asset and chose to buy the whole portfolio rather than pick and choose.

When an institutional buyer goes through eight properties and wants every one of them, that tells you the work was done right long before the sale. We didn’t cut corners on any of them, because our own money was in every one.
